Two questions:

What accessories are included when you purchase the Xperia XZ?

Do the 'demo only' instore phones (if sold) do and work exactly the same as any other Xperia XZ phone?

1/ My XZ come with box, documents (ofcourse), headphone, USB-C cable and Charger.

That's all. At my first time, I try to find a sim stick (to pull-out sim tray). Then I recognize that XZ do not need a sim stick :(.

2/ Yes. But at my opinion, the quality of screen and battery life will be reduced ( screen on and charging 24/24).

HI @TINA66.

Different retailers will include different items in the box so what may be true for one retailer may differ with another. In general, you can expect the items @anhyeuviolet mentioned, but not always.

If you do purchase a demo mode, you will need to disable demo mode. To do this you dial *#*#73554673#*#*. It will then function as a normal device, but be aware that it will technically be second hand so there may be specific issues that go along with that.
